Arby’s shuttered its final Montgomery County establishment at 11710 Rockville Pike in North Bethesda back in May of 2021. Now, according to Robert Dyer’s report, McDonald’s is poised to take its place.
In June 2021, the Washington Business Journal (WBJ) had initially announced that Shake Shack would be occupying the 11710 Rockville Pike space. However, despite extensive negotiations, the deal fell through, leaving the location vacant for nearly three years. WBJ noted at the time that the property, assessed at $1.9 million in 2021, had a land value nearly three times that of the existing building.
Notably, there is already a McDonald’s located at 11564 Rockville Pike, which underwent recent renovations. Situated just one block away from the forthcoming McDonald’s replacement, the construction process for the new location is expected to be lengthy. While employees at the current McDonald’s were approached for insights, they were unaware of the impending establishment or whether it will serve as a relocation of their current store. A significant distinction between the old Arby’s site and the nearby McDonald’s is the presence of a drive-thru at the former, lacking in the existing nearby McDonald’s location.
